Listed Buildings

Why a specialist matters

Sash windows in listed buildings are not just a maintenance task. They sit within a legal and conservation framework that demands specific knowledge, materials, and methods.

Consent & Compliance

Listed building consent

Any alterations to a listed building's windows require consent from the local planning authority. A specialist understands what the conditions require and how to satisfy them, reducing the risk of refusal or enforcement.

Like-for-Like

Matching the original

Conservation officers require replacement sashes to match the original in timber species, profile dimensions, and glazing bar sections. Achieving this accurately requires experience with historic window joinery, not standard carpentry.

Materials

Correct timber specification

uPVC and aluminium are almost always refused on listed buildings. The correct timber must be selected, correctly seasoned, and profiled to match. A non-specialist may not know which species or grades are appropriate.

Box Frame

Structural complexity

Traditional sash boxes contain weights, pulleys, and cords that must be correctly reinstated. The box frame itself is often integral to the wall construction. Disturbing it without the right knowledge risks wider structural damage.

Documentation

Evidence for planners

Conservation officers may require photographic records, material specifications, and method statements before work begins. A specialist can prepare and submit this documentation as part of the job.

Enforcement

Risk of non-compliance

Unauthorised or incorrect work on a listed building can result in enforcement notices requiring full reinstatement at the owner's cost. Using a specialist from the outset avoids this risk entirely.

How We Work

From survey to installation

01

Survey

We visit the property, measure up the existing frames, and document the original profiles and glazing bar sections.

02

Design & Approval

Designs are produced to match the originals. Where listed building consent is required, we advise on submissions and support the planning process.

03

Timber Selection

We specify the correct species and grade for the building - air-dried where appropriate, and sourced from FSC-certified suppliers.

04

Workshop Production

Each sash is machined and hand-finished in our workshop. Profiles are cut to match the originals, and the box frame is assembled to tolerance.

05

Installation

We fit the completed windows on site, reinstating weights, pulleys, and cords. Frames are checked for operation and weatherproofing before we leave.
